The McKenna Meadows Homeowners Association’s General meeting was held on Saturday, September 6, 2008 in conjunction with a community pot luck meal. Board members present were President Lynn Miller, Treasurer Randy Johnson, and Secretary Linda Killingsworth. Board members Alice Calero and Mary Nalley were absent.
A total of 16 people attended the pot luck representing ten homes.
Secretary’s Report: The minutes from the General Meeting of 24 July 2008 were read and approved.
Treasurer’s Report: There is $11,700.00 in the account. Thirty homeowners have paid their dues in full. Four have made partial payments. All dues must be paid in full by 31 October 2008.
President’s Report: Lynn Miller thanked everyone present for their support of the pot luck. Special thanks to Tim and Shauna Baker for allowing use of their front yard, and cooking the great burgers and hot dogs for the pot luck.
Lynn encouraged residents to share ideas about community activities such as neighborhood garage sales, holiday activities, etc. All ideas and suggestions are welcome.
Anyone interested in participating on the Homeowners Association Board should note that elections for board member positions will be coming up in the next few months.
New Business: The first meeting of the by-laws committee is scheduled for 17 September 2008 at Randy Johnson’s house. Anyone interested in being on this committee please let Lynn know.
Reminder: There is a burn ban on and anyone who notices some burning going on should contact the Roy Police.

Secretary’s Report
The meeting minutes for the Board meeting held 18 August 2008 were read and approved.
Old Business: None.
Treasurer’s Report
A total of $650.00 has been deposited. There is an outstanding water bill due to be paid. A reminder that all 2008 Homeowners Association dues are required to be paid in full by October 31st, 2008. The 2009 Homeowner’s Association dues letters will be sent out in late November 2008.
President’s Report
Elections for new board members will be in January.
A nominating committee will be established at the next General Meeting on October 27th, 2008.
New Business
A motion was made to contact the City of Roy to turn off the water for the entry way area for the winter. Motion was approved.
A letter was received from the Office of the Pierce County Prosecuting Attorney concerning the recent filing of criminal charges against Kim Eldridge who is accused of theft in the first degree. The letter included a victim impact statement. If anyone is interested in writing a victim impact statement, it must be completed and mailed by 6 October, 2008. Copies of the victim impact statement letter can be obtained by calling Lynn Miller, Randy Johnson, or Linda Killingsworth.

The next General Homeowner’s Association meeting is Monday, October 27th, 2008, at 07:00 P.M. at the Roy City Library.

Former Roy mayor charged with theft

ROY, Wash. - Pierce County prosecutors charged the former mayor of Roy with one count of theft.
Kim Eldridge is accused of illegally writing more than $11,000 worth of checks from the McKenna Meadows Homeowners Association.

Eldridge served as the association’s President between 2001 and 2007. According to court documents, over a four-year period, she wrote 22 checks without authorization. Prosecutors allege 16 of those checks were written to her husband. She is also accused of using association funds to pay insurance bills and to make loan payments.
Eldridge will be arraigned on the charge next month.
Last year Eldridge was removed from office as Mayor of Roy after it was learned she had a criminal history. She pleaded guilty to a felony theft charge in 1990 but did not disclose that when running for office. In January she was fined $800 after pleading guilty to one count of “providing false information.”

The McKenna Meadows Homeowners Association (HOA) met on Thursday, July 24th, 2008, at 07:00 P.M. in the Roy Library. 22 residents attended the meeting. All board members were present except for Mary Nalley. Current board members are:

Old Business
The minutes of the May 12th, 2008 Homeowners Association meeting were read and approved.
Treasurer’s Report
There is a balance of $9947.62 in the primary HOA account. The backup account has $301.00.
The books were brought to the meeting and will be brought to future meetings. They are available for
anyone to review when requested.
Concerns about discrepancies in the financial transactions of the previous board president were revealed and discussed. A motion was made and approved to table a decision on future action by the HOA until more results are made public by on-going investigations.
President’s Report
Noxious weeds were discussed. There will be no fine to the HOA for scotch broom in the Roy Pocket Gopher Preserve. However, the presence of tansy ragwort and hogweed are subject to fines by the Pierce County Noxious Weed Board. As there is no contracted maintenance person for community areas in the development, any volunteer maintenance by residents would be greatly appreciated.
The pot-luck meeting was discussed. The date was changed from August 30 to September 6th, 2008. The location will be the 84th Avenue Court South Cul-de-Sac. Hamburgers and hot dogs will be provided. Side dishes and beverages are welcome. More information will follow.

New Business
A motion was made and approved to form a committee to rewrite the HOA by-laws. The members of the committee are:
Randy Johnson, Chairman, Dena Gursky, Earlene McGuire, Di Chapell, Doug Miller. Jerry Killingsworth will act as secretary.
The first meeting of the by-laws committee will be sometime after August 10th, 2008. A motion was made and approved to have the new by-laws completed and ready for review by homeowners no later than December 31st, 2008.
The next General HOA meeting will be in conjunction with the September 6th, 2008, pot-luck function.
The next HOA Board Meeting is Monday, August 18th, 2008, at 06:30 P.M., at 29428 85th Ave Ct. S.

President’s Report
Lynn Miller has contacted the Department of Game and Wildlife concerning noxious weeds in the gopher preserve. Within the month an authority on noxious weeds will be in the area and will advise HOA board members and any interested residents on noxious weeds and their removal from the gopher preserve.
The Roy Police contacted Lynn about a sex offender living in the wooded area south of the neighborhood. A notice to alert all residents was added to the May 29th meeting minutes for distribution.
Secretary’s Report
Linda Killingsworth presented the board with a copy of the annual HOA dues letter for approval. The letter was approved by all board members for distribution.
Treasurer’s Report
The Puget Sound Energy bill payment was readjusted from $221.00 to $235.27 and has been paid.
All other bills due payment as of the May 29th 2008 meeting have been paid.
New Business
The board voted to reimburse Lynn Miller $10.00 for the cost of renting the Roy Library for the May 12th, 2008 HOA general meeting.
A motion to establish a committee to review, reevaluate and rewrite the HOA by laws was passed. Anyone interested in serving on this committee may contact Randy Johnson.
The board voted to hold a McKenna Meadows HOA community pot luck and general meeting on Saturday, August 30, 2008 (Roy Rodeo Weekend). Please contact any board member if you have any input, ideas or suggestions for the pot luck.
Since there is not a contracted maintenance person to maintain the common areas of the neighborhood at this time, the HOA board would welcome and greatly appreciate any efforts from residents to help maintain common areas.
The board will meet again on Thursday 10 July, 2008 at 6:30 P.M. at 8515 295th Street South.

The McKenna Meadows Homeowners Association’s board met on Thursday, May 29, 2008. Present were President Lynn Miller, Treasurer Randy Johnson, Secretary Linda Killingsworth, board members Alice Calero and Mary Nalley.
The purpose of the meeting was to vote on payment of bills due payment.
The board voted unanimously in favor of authorizing $673.05 in payments for the following:
A. Reimbursement to Treasurer Randy Johnson for the following:
(1) 300 Checks with the HOA Logo: $51.05
(2) New post office box lock and two keys: $16.00
B. Payment to Craig Swanson for maintenance on common areas from Dec
2007- Jan 15, 2008: $375.00.

C. Payment to Puget Sound Energy for overdue utility expenses: $221.00
D. Payment to Washington State Secretary of State to include McKenna Meadows on its list of non-profit organizations: $10.00.
E. $81.25 bank fee for past statements.
The board authorized Randy Johnson to purchase Quicken Software and a ledger for the purpose of maintaining HOA financial account transactions. The board will meet again on Thursday, June 12, 2008 at 06:30 p.m. at 8314 295th St S.

McKenna Meadows Homeowners Association Minutes
From Meeting on 12. May 2008

The McKenna Meadows Homeowners Association (HOA) meeting was convened Monday, 12. May 2008 at 6:30 PM in the Roy Library by board member Mary Nalley. Twenty residents attended the meeting.

The HOA members present at Monday's meeting elected new board members to fill vacant positions:

President: Lynn Miller

Treasurer: Randy Johnson
Secretary: Linda Killingsworth
Board Member: Mary Nalley

Other Business

Rebekka Faircloth resigned as board member, as she no longer resides in McKenna Meadows.

Lynn Miller resigned from the Architectural Board. George Calero was elected to fill the vacant position.

A McKenna Meadows HOA website is in the works. President Lynn Miller is in the process of creating a website.

Residents were informed that the large wooded property to the south of the development is a designated no trespassing zone. The property belongs to Charles Manke of Manke Lumber. There has been an ongoing problem with dirt bikers in that area. If residents see/hear violators, please call the police at 1-800-562-9800

A bear was sighted in the development on Monday, 12. May on 82nd Ave Ct. Residents are advised to call 911 if they happen to see the bear again.

Residents are encouraged to to call any board member if they have any questions or concerns.
